Signs you need termite control

• Pencil-width mud tubes climbing a foundation wall, pier or crawlspace joist
• Timber that sounds hollow under a knuckle or gives way under a screwdriver
• A scatter of discarded wings on a window sill after a warm, humid, still day
• Paint that has bubbled or rippled in a way that looks like a water leak
• A door or window that starts sticking with no change in the weather

Why it happens

Subterranean termites move from soil into the structure and eat timber from the inside out, leaving an intact surface. By the time anything shows in a finished room the colony has usually been working for a long while. That gap between activity and evidence is the whole reason inspection exists as a service.

The part people underestimate

Termite damage is generally excluded from standard homeowner policies. An annual inspection costs a fraction of one joist replacement.

How we handle it

Identify the species, remove what is present, seal every route in, then clean up what was left behind. Those last two steps are the difference between a fix and a postponement, and they are inside the quoted price rather than added later.
